The difference between modular and manufactured homes is often in the permanence. For instance modular homes are placed on a permanent foundation; whereas trailers, or manufactured homes are built on a steel chassis with wheels attached. This is so the trailer can be moved or towed.

Unfortunately, there's a lot of confusion when it comes to painting walls in manufactured homes. The panels aren't made with the same material found in stick-built homes, but that doesn't mean you can't paint them! Manufactured homes often use vinyl on gypsum wall panels or VOG panels.

Unlike A mobile Home, A modular Home cannot Be Moved Once Built. Modular Homes are Built To Either Local Or State Building Codes As Opposed To manufactured Homes (Sometimes Still Erroneously Referred To As mobile Homes) Which Are Also Built In A Factory But Are Governed By A Federal Building Code.
